Job Description
The Facilities Manager is responsible for overseeing the maintenance, safety, and operational performance of all buildings and infrastructure within the residential complex, including villas, apartment buildings, and common areas. The role ensures that all building systems, utilities, and facilities services operate efficiently while maintaining high service standards for residents.
The Facilities Manager supervises maintenance teams, manages contractors, monitors operational expenses, and ensures compliance with safety regulations. The role also oversees preventive maintenance planning, defect management during handover periods, and operational coordination with utilities and service teams.
Key Responsibilities
Facilities Maintenance & Operations
Supervise maintenance activities across villas, apartment buildings, and all common areas.
Oversee building systems including HVAC systems, elevators, fire and life safety systems, and electrical and mechanical infrastructure.
Ensure all building services operate safely and efficiently.
Preventive Maintenance
Develop and implement preventive maintenance schedules for all facilities and equipment.
Conduct routine inspections to ensure buildings and systems remain in optimal condition.
Maintain asset registers and maintenance records.
Handover & Defect Management
Manage building handover inspections and snagging processes.
Follow up with contractors on defects during the defect liability period.
Ensure timely resolution of construction-related issues.
Utilities & Infrastructure Coordination
Supervise RO plant operations through the Utilities Engineer.
Oversee utility meter readings and support utility billing coordination.
Coordinate with the Utilities team to ensure uninterrupted service delivery.
Contractor & Vendor Management
Manage external maintenance contractors and service providers when required.
Monitor contractor performance and ensure compliance with service agreements.
Maintenance Team Leadership
Supervise maintenance technicians and service staff.
Allocate work orders and monitor maintenance response times.
Ensure maintenance staff follow operational and safety procedures.
Safety & Compliance
Ensure compliance with safety regulations and building codes.
Oversee fire protection systems, safety inspections, and emergency procedures.
Budget & Cost Control
Monitor maintenance expenditures and control operational costs.
Support lifecycle maintenance planning and budgeting.
Reporting
Prepare monthly maintenance and facilities performance reports.
Monitor operational KPIs and maintenance efficiency.
Service Operations
Manage service teams responsible for additional sellable services within the residential complex.
Requirements
Qualifications & Experience
Bachelor’s degree in Mechanical Engineering, Electrical Engineering, or Civil Engineering.
Minimum 5–10 years of experience in facilities management or property operations.
Proven experience managing residential complexes, gated communities, or mixed-use developments.
Experience working with property management companies, residential compounds, hotels, or resorts is considered an advantage.
